Edelweiss Mutual Fund has launched the Edelweiss Nifty REITs & Realty Index Fund, which it describes as India's first REIT-oriented mutual fund. The new fund offer (NFO) opens for subscription from 5 August to 19 August 2026. The open-ended index fund will track the Nifty REITs & Realty Total Return Index, giving investors exposure to listed Real Estate Investment Trusts (REITs) and listed real estate companies through a single investment. Under the index methodology, REITs account for at least 60% of the portfolio and the balance goes to listed real estate companies; the REIT share is expected to rise as more REITs list. Edelweiss MF Managing Director and CEO Radhika Gupta said the product addresses the high capital requirements, limited liquidity and concentration risk of buying physical property, and noted that distributions from the underlying REITs can stay invested within the fund and compound instead of being paid out.
